A real estate agent performs a fundamental role during the home selling process. They work diligently to ensure that your home sells quickly and that the home selling process goes as smoothly as possible. Here are a few of the ways that a real estate agent can help you during the process of selling your home. This is not all-inclusive, but will give you a pretty good idea of what my job description is when representing a seller as a seller’s agent.

Generally speaking, when representing a seller client my job is to market their property to the best of my ability, provide expert advice, and assist the seller in navigating through the complex, and sometimes emotional, process of selling a home.

Once I have seen your home and I have been made aware of all of the important features and updates for your home, I provide you with a CMA (Comparable Market Analysis). Providing a CMA is arguably one of the most important things that I can do for a seller client. The CMA is developed by analyzing the most recent, comparable home sales in the neighborhood. Having a CMA helps you to price your home strategically so that you are competitive with the current market and price trends.

Upon signing the listing agreement, I will provide you with all of the necessary forms and disclosures that are required for you to fill out and provide to any prospective buyers.

Next, I provide you with staging advice to cast your home in a positive light on the features that are most important to buyers.

I hire a professional photographer to ensure outstanding photographs increasing the desirability of your home.

I upload all of your home data, photographs and virtual tour to MLS, and then your listing goes live in MLS (Multiple Listing Service)


• I place “for sale” signage in your yard complete with property fliers that are easily accessible to drive-by prospects.

• I distribute “just listed” notices to neighbors, encouraging them to tell family and friends about your home.

•I advertise your home on over 350 of the most popular home search websites.

•I optimize your home’s Internet presence by posting information on the Keller Williams Listing System (KWLS).

•I create a home book and fliers to place inside your property.

•I target marketing to active real estate agents who specialize in selling homes in your neighborhood.

• I advertise your home in Social Media Campaigns: Social Media marketing to Facebook (Personal & Business Pages), Twitter, Google + (Personal & Business), and my LinkedIn Network.

•I advertise your home in email campaigns: Email Campaigns consist of over 700 Realtors in my local network

•I create an open house schedule to promote your property to prospective buyers and market those open houses.

•I target active buyers and investors in my database who are looking for homes in your price range and area.


I register your home with a company called Centralized Showing Service that works with local Realtors® to help manage buyer showing appointments. The ease of scheduling appointments through CSS makes it much more attractive for buyers agents to show and relatively effortless for you to approve showings. I also put a SUPRA lockbox on your door that can only be accessed by TREC licensed Realtors®, Appraisers and Inspectors. This eliminates you, the seller, from having to remain home each and every day to let in buyers agents, appraisers or inspectors.

When an offer comes in on your house, I quickly determine if the buyer is a qualified buyer by requesting a pre-qualification letter from their lender or requesting proof of funds if it is a cash offer. I provide you with a netsheet when I present the offer. I also give advice throughout negotiations to help you get the best deal on your home.

Once you are under contract, I assist you by ordering surveys, HOA documents, following up on contingencies and timelines, reviewing the title commitment, providing you with recommendations for companies to complete any agreed upon repairs as well as provide you with moving company recommendations.

Lastly, I review the Closing Disclosure or HUD prior to closing to make sure that all the fees are correct before we get to the closing table.
